Two real estate agents come to your home and carry out an extensive inventory. We discuss your expectations and explain the sales process step by step.
The agents then send you a brief summary of the inventory interview containing the sales strategy, the marketing proposal and a brokerage proposal, stating that we work on a no cure, no pay basis until the actual sale has occurred.
It is important to present your property in the most favourable way. We provide professional photography and styling, compelling texts and clear floor plans, and process these into an attractive brochure. We know better than anyone that the first impression of a home is decisive for the sale.
Once the texts and images have arrived, we offer your home to our network and put it online on Funda, on our own website and on our social media. We also send brochures to potential customers and fellow real estate agents.
In close consultation with you, we make viewing agreements and we visit potential buyers. If this cannot happen during the day, we will be available outside office hours. We will provide feedback to you after each viewing.
Now the most exciting part starts: the negotiations. We know the game, but also the rules. We aim for the best sales result and will involve you in every step. Sometimes the interest is so high that we ask all prospective buyers to make a final proposal. Every sale is different to the point that each property requires its own approach and management.
As soon as there is agreement on the purchase price, and the terms and conditions, the notary draws up the deed of purchase. Before delivery, we carry out the final inspection, we take meter readings and we check the deed of delivery and final settlement. Most critically, we assist you from the beginning up to the point of the actual transfer at the notary and the key transfer.
